Around 22,700 apartment units nationwide are set to seek owners in September.
According to real estate platform Zigbang on the 31st, a total of 22,704 apartment units across 26 complexes nationwide are scheduled for pre-sale in September. This marks an increase of 3,045 units (15%) compared to the same period last year (19,659 units). Over the same period, general sales are also set to rise 43% to 18,643 units.
By region, the capital area will see a supply of 13,537 units. Among them, Gyeonggi Province accounts for the largest share, with 9,544 units across 12 complexes. Incheon also has 3,908 units across three complexes slated for pre-sale.
In non-capital regions, 9,167 units will be supplied across six areas, including 3,216 units in Gwangju and 3,152 units in South Chungcheong Province. Major complexes scheduled for pre-sale include Champions City 1st (3,216 units) in Buk-gu, Gwangju, and Dujeong Station Prugio Grand Peak (1,438 units) in Cheonan, South Chungcheong Province.
While home prices in the capital area have continued an upward trend recently, the burden of raising funds has also grown due to interest rates and tightened lending regulations. Accordingly, Zigbang analyzes that the September subscription market is likely to see selective subscriptions continue, with demand concentrating on complexes offering competitive locations and pre-sale prices.
An official from Zigbang said, "With supply in Seoul remaining limited and pre-sale volumes dispersed across Gyeonggi, Incheon, and non-capital regions, subscription performances among individual complexes are likely to diverge depending on location, financing conditions, and pre-sale prices relative to surrounding market rates," adding, "As schedules for some complexes may be adjusted due to the Chuseok holiday and other factors, the actual volume supplied could end up lower than the planned amount."
