14,342 new apartments are set for move-in nationwide in August, up 3.4% from a year earlier

Over 14,300 new apartments are set for move-in nationwide next month.


According to data compiled by real estate platform Zigbang on July 27, a total of 14,342 apartment units are scheduled for move-in nationwide next month. That is a 3.4% increase from 13,867 units in the same period last year, and nearly unchanged compared to 14,400 units in the previous month.


By region, 8,924 units are in the Seoul metropolitan area, and 5,418 units are in other regions.


In the Seoul metropolitan area, 8,924 units in total are awaiting move-in across Seoul and Gyeonggi Province, with Seoul accounting for 3,540 units and Gyeonggi Province 5,384 units.


In Seoul in particular, six complexes will begin move-ins. Banpo Raemian Trinione in Banpo-dong, Seocho-gu, with 2,091 units, accounts for a significant portion of Seoul's increased move-in volume. As move-ins for this large-scale complex in the Gangnam area get underway in earnest, it is expected to have a considerable impact on nearby rental and lease markets and the flow of available listings. Other complexes welcoming homeowners include Magok District Block 17 with 577 units in Magok-dong, Gangseo-gu, Hillstate Mapo The First with 488 units in Sinsu-dong, Mapo-gu, Elif Mia Station Blocks 1 and 2 with 260 units in Mia-dong, Gangbuk-gu, and Dongjak Boramae Station Precent with 124 units in Sindaebang-dong, Dongjak-gu.


In Gyeonggi Province, Pyeongtaek City recorded the largest move-in volume at 2,230 units, followed by Suwon City with 2,178 units, Icheon City with 558 units, and Paju City with 418 units.


In Pyeongtaek, Brain City Daekwang Roebien Moaelga with 1,700 units and Pyeongtaek Godeok International New City Block A48 Yemiji with 431 units are preparing for move-ins, while Maegyo Station Pelucid with 2,178 units is supplied in Gwonseon-gu, Suwon. In Icheon, Icheon Xi The Riche with 558 units, and in Paju, Paju Unjeong New City Woomi Lin The Centum with 418 units are each scheduled to begin move-ins.


In other regions, South Chungcheong Province has the highest number of units by area at 2,059, followed by Gangwon Province with 1,668 units, Gwangju with 695 units, North Chungcheong Province with 602 units, and Ulsan with 394 units.


An official at Zigbang said that because supply is concentrated in specific regions and large-scale complexes, the impact on the market will vary by region, adding that in Seoul, attention should be paid to the ripple effect that move-ins at the large Banpo complex will have on rental listings and the sales market.


Recent government real estate policies and discussions on tax reform are also considered major variables in the market. Plans to overhaul the tax system around actual residency and adjust holding and transaction taxes are being discussed, but specific details have not yet been finalized. As a result, a wait-and-see attitude to check the policy direction is likely to persist in the market for the time being, and the actual market impact is expected to become clearer after the government reveals its final reform plan.
